Folly Beach is located just 10 miles south from the historic downtown Charleston area. The drives takes approximately 15-20 minutes, depending on traffic.

Yes. A few common Folly Beach rules include:
- No glass is permitted on the beach
- No alcohol is permitted on the beach
- No open fires or fireworks are allowed on the beach
- No littering is permitted; trash receptacles are provided at beach accesses
- Items left at the beach overnight (tents, chairs, etc.) may be confiscated
- Dogs are not allowed on the beach from 10am – 6pm from May 1st – September 30th; dogs must be on a leash at all times.

Guests are welcome to check in any time after 3:00 pm.
Any early check-in must get prior approval. The early check-in fee is $75.
Guests are welcome to stay until 11:00 am. Check-out can happen at any point prior to that time.
Any late check-outs must get prior approval. The late check-out fee is $25/hour. Any check-out after 2pm is considered to be another day and will require the room to be paid for in full.
Late check-outs are not available from April – September.
Guests must be at least 21 years of age to check-in at Water’s Edge Inn.
Unfortunately, we do not allow pets at our property.
No, Water’s Edge Inn does not currently have an elevator. Please contact us for special requests and first floor room availability.

We require a 14-day advance notice for any cancellations or changes made to your reservation. In the unlikely event that you must cancel your reservation: a cancellation of 7 to 13 days of your arrival date will result in us retaining your deposit, which will be credited toward a future stay. Cancellations less than 7 days of your arrival date will result in us charging for your entire reservation. If we can rebook your room, a partial or full refund will be made.
We reserve the right to charge your credit card for any damages to our property or failure to leave your room in the condition it was in upon your arrival.
Guests will be responsible for the repair or replacement of any damages or lost items, including room keys. There is a $25 re-key charge if you fail to return room keys at check-out.
We are a smoke-free facility; however, designated outdoor areas are available.
A cleaning fee of $250 will be charged to your credit card should you smoke in the room.
Additionally, any excessive noise complaints will result in a fee of $100 or more.
A 3% convenience fee, which is collected at check-out, is applied to all bookings.
A $15 per day resort fee charge is applied to your booking. This fee covers all of the inn’s daily amenities including the full hot breakfast, happy hour, golf cart shuttle (upon availability), use of beach chairs and towels (limited quantity), and parking. This fee is collected at check-out.
